“The core purpose of the office is to foster individual productivity, drive effective communication, and drive collaboration among people. These are the core principles of why people come to the office now,” says Sumit Lakhani, Deputy CEO of Awfis India, while speaking at the BW Businessworld Flexi Spaces Conclave & Awards 2023.

Panellist Sumit Lakhani projected a substantial increase in the demand for flex leases, estimating that about every fourth lease in the future could be a flex lease. The industry is witnessing secular growth across metros and tier two cities, making flex spaces a significant player in the commercial real estate landscape. 

Shesh Paplikar shared insights into the campus model, inspired by tech giants like Google and Facebook. This model, which incorporates sports amenities and collaborative spaces, has proven to enhance productivity, promote employee satisfaction, and foster creativity.

In the post-pandemic scenario, companies are focused on providing compelling reasons for employees to return to physical offices. The panellists stressed the importance of choosing prime locations with easy accessibility to reduce transportation costs and enhance employee convenience. 

The speakers also discussed the role of technology and innovation in shaping the future of flex spaces. Advanced technological solutions, such as IoT integration and smart office features, are becoming integral to enhancing the overall user experience.
